An empty house you didn’t ask for, hundreds of miles away, full of a lifetime’s belongings and costing you money every month it sits there. We buy as-is, contents included, and we can work alongside probate rather than waiting for it.

The things sellers ask us first
How much below market value will your offer be?
It depends on the property, its condition, and how quickly it would sell on the open market, so we won’t quote you a percentage before we’ve looked at yours. What we will do is show you the arithmetic: the comparable sales we used, the condition allowance, the costs we absorb on your behalf, and our margin. If the number doesn’t work for you, that’s a perfectly reasonable answer and we won’t chase you.
Can I sell an inherited house before probate is granted?
You can agree a sale and get the legal work underway, but you cannot complete until the Grant of Probate or Letters of Administration have been issued. In practice this works well: we agree terms, your solicitor prepares everything, and completion happens within days of the grant arriving rather than months afterwards.
Do I pay anything at all?
No. There’s no agent commission because there’s no agent, and we pay your conveyancing fees as part of the purchase. You won’t need an EPC, and there’s nothing to pay if you decide against selling to us at any point before exchange.
How quickly can you actually complete?
Seven days is achievable when the title is straightforward and everyone moves quickly. Three to four weeks is more typical. Because we buy with our own cash, there is no mortgage application and no chain; the only real constraint is how fast the legal work can be completed.
Will you reduce your offer before completion?
Renegotiating late is the single most common complaint about our industry, and we think it’s indefensible. The only circumstance in which our figure would change is if something material comes to light that you hadn’t told us about: structural movement, a legal defect on the title, an undisclosed tenant. Tell us everything at the start and the number we agree is the number you’re paid.
